Nauru Real Estate

Nauru has no real estate citizenship by investment program. This is because all land in Nauru is traditionally jointly-owned by the Nauruan people; foreigners and non-Nauruan person or company are restricted from buying or purchase any part of the 21km square island.

Each piece of land has a large number of owners—both individual and family. Non-Nauruans are not allowed to own land. As the island is mostly developed, it is hard to find undeveloped land is available. Nauru has no established real estate market or associations.

The Land Act 1976 prohibits restrictions on buying and selling of land. It is an offence under the Lands Act 1976. There are no real estate agents registered in Nauru. The non-existence of real estate agents is only logical because there is no land to buy or sell.

In Nauru, foreign individuals in some cases are permitted to purchase residential properties, but they must adhere to strict guidelines set by the Nauruan government. For any real estate transaction can take place, foreign buyers are required to obtain approval from the Minister for Internal Affairs. 

Leases on land are available however the government can reclaim the land at any time for mining or rehabilitation. There is no established real estate industry, association or market. There are no property, capital gains, inheritance taxes or stamp duties in Nauru.
